SINGLE-FAMILY HOMES$160K - $200K: A home under 1300 square feet. Newer homes would be more distant from the strip and located in the North and Northwest part of town. but typically cost more than a re-sale home of equivalent size $200K - $300K: Homes in the 1400 square feet to 1800 square feet range. Bigger homes more likely to be two-story styled home with smaller homes more likely to be one-story homes. Smaller lot sizes in Henderson and Summerlin with bigger lots in the outlying areas. ZExpect to pay even more for this kind of a home in premium areas like Summerlin, Henderson & surrounding areas. $300K - $500K: Homes with larger lots and more size, 1800 to 2500 square feet, even the newer homes in Henderson. Get lucky and you might even have a view. $500K - $1 million: Many of the homes in this price range will be in gated communities with some in guard-gated communities. Big lots??? Maybe 10,000 square feet if you get lucky. Acreage? Forget it!!! Golf course communities? Some. $1 MIllion - $20 Million: Bigger homes usually in more exclusive areas. Pools and spas will be norm in almost one-half these homes. Bigger lots but few in the "ACREAGE" category. Homes as large as 17,000 sq ft. 3 & 4 car garges are quite normal. CONDOS & TOWN HOMES OR LUXURY HIGH-RISE UNITSCondos with garages start in the $180K range & up... As home buyers are being priced out of affordable homes, they are turning to condos & townhouses as a viable & affordable alternative. Townhouses getting a bit larger more in the $250K & up range... Getting into the luxury side expect to be in the $500K range up to $7 million... The higher you get the better the views... and yes YOU WILL pay for that... But just think of the setting for July 4th & New Year's fireworks displays... And, WHAT YOUR MONEY CAN'T BUY IN LAS VEGASHiking in Red Rock State Park... Just minutes West of the city... Maybe 20 miles from the strip... (I have photos) Valley of Fire (About 45 miles NE of Vegas) Featuring some of the most spectacular rocks, colors, canyons & vistas your eyes have ever seen (I have photos of this also) Lake Mead Recreation Area... Most people can not imagine the size of this lake... Even on the busiest holiday weekend with every boat launched it hardly makes an impact on a lake so huge you can drive along its shores for a time longer than it would take you to go across town... Entertainment of every style & description... (NO NOT GAMBLING!!!) Singers, magicians, shows of spectacular proportions, mega-stars, old time favorites, comedians & more... Vegas has more shows in a few months than most any large metropolitan city could muster in 3-5 years... Open air theatre, ice skating, horse-back riding, skiing & snowboarding at Mt. Charleston just 45 minutes away... Or Brianshead, Utah... Indoor movie theatres in almost every large casino... 60 lane bowling alleys... Retirement communities... Golfing communities... All single story communities... and about 60 golf courses of every description & difficulty level possible... Even golfing at night at the Angel Park Golf Course... Farmers markets with fresh fruit & vegetables comes to various parts of the city on an on-going basis... Parks & recreation... We have that in spades... Is Vegas a fabulous place to live... I would say so... I have yet to hook up TV, Cable or a dish since my move to the city... I'm just too busy interacting with friendly people & having fun...
