KISS rocker Gene Simmons and South Point Casino owner Michael Gaughan highlighted luxury property sales in the Las Vegas Valley in May, which included two new homes in the Southern Highlands among the top five sales of the month.
Simmons paid $ 10.8 million for a modern home in the Henderson luxury community of Ascaya and adjacent property. Gaughan paid $ 8 million for a Tuscan-style home in the exclusive Tournament Hills in Summerlin.
The # 1 sale in May was a new home in the Southern Highlands on the Multiple Listing Service that sold for $ 8.8 million.
There were 154 sales of $ 1 million or more on the MLS in May – the third highest month in history but below the 172 record.
There were 687 luxury sales in the first five months, and Las Vegas is well on its way to breaking the all-time record of 825 by late June if the trend continues, according to stats from Forrest Barbee, corporate agent for Berkshire Hathaway HomeService Arizona, California. Nevada properties.
Gene Simmons at Ascaya
Simmons’ two-story, 10,871-square-foot, six-bedroom, basement home cost $ 8.4 million after it was listed for $ 8.49 million. The modern home was built in 2016 by owner Michael T. Austin, a commercial builder.
Clark County’s records show the buyer as Goodman Realty LLC, but Simmons’ agent, Mitch McClellan, president and broker at Southern Highlands Realty, has confirmed the company is owned by the rock star. Simmons also bought 0.48 acre land adjacent to the home for $ 2.6 million from Omar and Susan Cabahug, who, according to the county, paid $ 700,000 for the vacant lot in May 2020.
Brokers said Simmons looked at other master plans, including The Ridges and MacDonald Highlands, before choosing Ascaya for privacy. The purchase of the property should create even more privacy, it said.
The home has been listed by real estate agent Evangelini Petroni on the Ivan Sher Group of Berkshire Hathaway HomeService Nevada.
Her description on the Las Vegas Realtors Multiple Listing Serving said the home is over 11,000 square feet and that “the residence blends indoor and outdoor appeal into a seamless whole that is not just exciting but masterfully executed.”
Their listing states that people enter the house via the illusion of a floating path over a sculptural koi pond.
“Highlighted by glass walls and towering geometric spaces, the transitions between interior and exterior are blurred by disappearing glass walls,” said Petroni.
Petroni added that “The views of the entire valley outdoors are captivating, but the indoor scene is equally impressive.
“Natural stone mixes with polished granite and untreated concrete and creates a sensual experience with an artistic, sensual backdrop for colorful furnishings and art. With six bedrooms, six full bathrooms and two toilets, the house can easily accommodate a large family or serve as a private retreat with plenty of space for guests. “
County records show the property has a pool of 3,963 square feet on the first floor, 3,882 square feet on the second floor, a finished basement of 3,026 square feet, and underground parking of 2,284 square feet.
“This is one of the best-built houses I’ve ever seen,” said Petroni. “It’s industrially modern with off-the-shelf equipment and an elevator. The architecture is unique.
“The master bedroom on the second floor hangs over the part of the courtyard. It feels like you’re floating. He built the house with an underground entertainment area designed for privacy and protection from the elements so that they can entertain outside all year round. ”
The house has a saltwater aquarium that takes up most of the space behind the bar, Petroni said.
Michael Gaughan in Summerlin
Gaughan paid $ 8 million for the Tournament Hills home overlooking TPC Summerlin’s 15th fairway after making an offer to buy former gaming manager Barry Shier’s Country Club Hills home. Shier’s French-style cottage on Billionaires Row was sold to an e-commerce manager in April for $ 11.3 million. Brokers said Gaughan made a higher bid but the house is already under contract.
The Tournament Hills home was listed by Tim McGinnis, a Darin Marques Group broker at Huntington & Ellis. The company said the $ 985 per square foot paid for the home is the highest ever paid at Tournament Hills, compared to $ 542 per square foot in 2007. Tournament Hills has 130 homes.
Gaughan’s agent was Danielle Stonestreet of Six Star Realty.
The home has five bedrooms, seven baths, and a four car garage. The McGinnis listing describes the home as having details and finishes that define a Tuscan style home. He said the two-story, 8,119-square-foot property has hand-chiseled wood floors, a spiral staircase, hand-painted ceilings, bespoke stonework, and custom-made wooden doors.
The grand entrance leads to a formal two-story living area with a stone-clad fireplace. The chef’s kitchen has custom cabinetry, granite countertops, a custom cooker hood, expansive center island, copper sink, professional appliances, and a large pantry with built-ins, McGinnis said.
The master bedroom has beamed ceilings and a spa-like bathroom with a freestanding copper tub, two vanities, and a walk-in shower. The exterior is lush and features a saltwater pool and spa, covered entertainment area with a fireplace, and an island grill. Other facilities include a game room with a pool table, a wine cellar, an elevator, and an executive office, McGinnis said.
The property covers 24,000 square meters.
Marques said the Tournament Hills house burned down about six years ago and took four years to rebuild. The previous owners were the Irish Rover Bypass Trust and the Baracker-Flynn Colette Trust.
“They tore it down to the dirt yard and rebuilt it,” said Marques. “The level of the finishes and everything else they put into the property is fantastic. They had a husband who spent a year and a half in home painting. We have found a buyer who has recognized the quality and level of workmanship. It was a work of art that sat there. It was an impressive property. “
The final price included $ 1.5 million in furniture in the house.
Homes in the Southern Highlands
The most expensive home, sold in May, was $ 8.8 million in the Enclaves neighborhood in the Southern Highlands master plan. A new 12,095 square meter luxury home built by Unique Custom Homes has six bedrooms and eight bathrooms.
Kamila Rendon, a broker at Simply Vegas, was the broker. Ivan Sher’s team member Nicole Tomlinson was the buyer’s agent. The buyer is the BDJ Family Limited Partnership.
“It’s a beautiful home,” said Rendon. “Every time I showed it, people said it looked like a luxury hotel lobby. The builder made a lot of high-end details. “
The house has an open floor plan, a pool with a water feature, butler’s pantry, prep kitchen, refrigerated pantry, fresco room and two DaVinci fireplaces.
Unique is building a $ 5 million home on The Ridges, Rendon said.
“The custom home market is booming if you’re not looking for a quick move-in time,” said Rendon. “That’s why spec houses are phenomenal and built for you with really luxurious finishes and a quick move-in.”
Sher said it was a gated community in a guarded area and built around an island. It’s an oval parish, and some of the largest homes in the Southern Highlands are in that neighborhood, he said.
Another new home in the Southern Highlands sold for $ 7.75 million, though it’s still about three months from completion. So the new owners can complete the property themselves. It was listed for $ 12 million, complete with a pool and landscaping. The buyer is listed as Life is Amazing LLC.
Described as a Beverly Hills-style mansion, the Mediterranean-style home measures 18,210 square feet with nine bedrooms and 13 bathrooms. It sits on 1.33 acres.
The Beverly Hills developer and investor, the Attia Group, built the house. Robbins Construction of Henderson was the builder.
Bob Barnhart, an agent with Luxurious Real Estate, was the agent. Ivan Sher represented the buyer.
The six-car garage home has two main floors and a walk-in basement with a poker room, hair salon, movie theater, lounge, day spa, exercise room, and two guest suites, Barnhart said.
The main floor has a second master bedroom, office, living room, family room, formal dining room, kitchen, chef’s kitchen and two other guest suites. The house has a detached guest casita in the front part of the house.
Upstairs there are three guest suites and a master bedroom. The house has double stairs and a central fireplace and looks dramatic when you walk through the front door with a large skylight, Barnhart said.
The main kitchen opens to the family room. The house has a formal entrance that leads into the dining room. It has a walk-in wine cellar. There are many windows and pocket doors to the rear of the house that overlook the Southern Highlands golf course and the house’s two-story swimming pool. The house has a walk-in garden, said Barhart.
Sher said seven figures will be brought into the house for completion.
“They wanted to finish it the way they wanted,” said Sher. “It made sense for the price.”

Broker Mahsheed Barghisavar with Mahsheed Real Estate was the buyer’s broker for a home in Sunrise Manor at 601 N. Hollywood Blvd. sold to the Oliver Fink Trust for $ 3.55 million. River Mountain LLC was the seller and was represented by Sher.
The 5,613-square-foot estate sits on over 14 acres and has a private, tree-lined driveway that leads to the home that once belonged to the late Las Vegas media mogul Don Reynolds.
